We understand that letting your property, especially for the first time, can be a worrying experience, and with this in mind our most important consideration is providing you the Landlord with the best possible service and the right tenant for your property.

We never forget that the property is your most important asset and we can confidently assure you that by instructing us to act as your Letting and Management Agents your asset will be in professional and caring hands.

A Personal Service

Because we are a small firm, we are able to offer a personal service, with attention to detail, whilst at the same time maintaining a high standard of competence and professionalism. Whether we are just helping you find a Tenant, or looking after the property on your behalf, we take the same amount of care and look to build great relationships with our Landlords, as well as Tenants.

Competitive Rates

Our fees are competitive and may be open to negotiation dependent on the level of Service required. Our service is ideal for the small Landlord, as well as the Portfolio Landlord – everyone has a different requirement for support, and we endeavour to personalise the service we provide.

Carefully Selected Tenants

We ensure all  prospective Tenants are thoroughly referenced and credit checked before we look to progress any application. Using some of the best online suppliers, we look to use technology to make the process straightforward, and streamlined, eliminating some of the paper processing that often fustrates both the Landlord and the Tenant.

Tenant Find

Our basic service is Ideal for the experienced Landlord, allowing Essex Homes and lettings to source a number of potential Tenants. By using the likes of Rightmove, On The Market, and Social Media in particular, we will present the property to the market, vet the potential Tenants, negotiate the rent and reference them as appropriate. We will look to supply the necessary Tenancy Agreement and collect both the deposit and first months’ rent, and subject to the size of the property, we will also complete a simple Inventory.

The Landlord would then manage the relationship with the Tenant throughout the term of the Tenancy.

Find and Collect

All of the basic Tenant Find service, we will also collect funds on behalf of the Landlord  each month, so you don’t need to share your banking detaisl with the Tenant, and we will let the Landlord know if we have any issues with Rent Collection. Typically we pay the rent on the day we receive it, to your nominated account.

 

Managed 

Our Managed service is well-suited to those who are new to Buy to Let investment,  who don’t want the hassle of managing Tenants and want to ensure that all the regulation is complied with. Also this is ideal for those with larger Portfolios that are struggling to keep the balance between profit and have time constraints, and are prepared to afford some help with their properties.

 

Once we have found the suitable Tenants, we will ensure that their money is collected each month and paid straight away. Any maintnance requirements will be dealt by us, within a pre-arranged agreement, and we will deal with any issues raised by the Tenant. Periodic inspections will be made to ensure that the property is kept in good order, and we will deal with both their Check-In and Exit of the property, handling the deposit and finding you the next Tenant. 

We only use quality local tradespeople that are accredited for their work and at sensible prices – if you have Tradespeople that you wish to use, we can accommodate that too.

Premier Managed 

A step further than our Managed Service, we will also ensure that you have adequate insurance in place to deal with the loss of rent, and any emergency call out to the property. This gives our Landlords complete peace of mind.

No Upfront Fees

Our view is clear – we don’t charge any fees until we have a solution agreed and offered – and our fees are low too. We want to build a relationship where value is the heart of our offering, and relationships matter.
